Objective: To maintain the highest standards in investor relations, encouraging open dialogue and building
long-term relationships to meet investors' needs.

In May 2008, we took 40 investors and analysts on a three-day tour of our developments in France, Germany and Poland. The trip helped to communicate the expertise of our local management teams and the high quality of our property assets. Inès Reinmann, Managing Director SEGRO Continental Europe, led the presentations and in each country the visitors were hosted by the Country Heads plus members of their teams.

During 2008, we also took 30 investors and analysts around a number of our UK properties, including Slough Trading Estate, Park Royal and Uxbridge in London, and Winnersh Triangle near Reading.

We continue to offer investors and analysts opportunities to discuss our strategy and business with our senior management team. In 2008, we held more than 120 investor meetings, attending road shows and conferences in the UK and Continental Europe as well as Canada and the USA. 25 analysts also attended a wine tasting we hosted in London in October 2008. They welcomed the opportunity to speak with SEGRO decision-makers on an informal basis.
